UPDATE REGARDING COVID-19 (CORONAVIRUS)
Due to the “Stay at home” order by Governor Murphy – our company offices shall be closed until the restriction is lifted. We are working remotely and communicating via email so please do not hesitate to reach out to us regarding questions, inquiries or anything else we can assist you with. **By now you may have seen the latest news out of Point Pleasant Beach banning access to the boardwalk as well as a halt to vacation rentals. Please do not panic. This is simply a common sense and proactive response to aid in “flattening the curve”. This applies to NEW short term vacation rentals as well as daily visitors drawn to the boardwalk and area in general. CURRENTLY THIS IS ONLY IN EFFECT UNTIL MAY 1 and the thoughts and hopes are that by then we will be coming out on the right side of this crisis, with no effect on Memorial Day or Summer at all. Here’s hoping that is the case! ...and it will be if everyone does their part & stays home except for essential needs and tasks. It is our strong belief that this Summer will offer a safe and popular choice for those looking for much needed vacations in comparison to flying or cruising anywhere!
Regarding current & future summer leases for the 2020 Summer season:
First and foremost we are aware and sensitive to the effects the COVID-19 crisis is having on confidence in travel, employment & even the ability to take your scheduled time off. At this time we are certain that by Summer, certainly by late June, through July-August, that this crisis will be in the rearview and we will be back to business as usual. We have always taken a case by case and common sense approach to the circumstances surrounding each reservation and will continue to do so. As of now the terms of the lease apply, which includes our cancellation policy which reads:
Should a request to cancel a confirmed reservation be received, the request will be accommodated by:
1. A request submitted via email at [email protected]
This only notifies Rental Agent that the Guest has an interest in canceling reservation.
2. A mitigated refund amount will be offered if the unit is re-rented.
3. Refunds will be mitigated according to the following calculation method- Total Rental Amount less 100% Administrative/Insurance Fees, less 100% Commission.
4. Refunds will be processed one week following the original confirmed rental dates being re-rented.
5. Refunds related to inclement weather or acts of God will not be accommodated. Again, the deposit will be returned ONLY if Rental Agents are able to re-rent the Property for the same period and rental amount, or amount agreed upon by canceling Tenant. The administrative fees, insurance and commissions are non-refundable.
For the most part, inquiries into cancellations have so far been just that... inquiries. Payments have still been coming in and we have been writing new leases. Advance rental payments due by April and May can be delayed for those facing financial hardship during these difficult weeks. This comes from a practical perspective as the majority of our reservations are for late June, July and August. Please do not hesitate to contact us regarding the adjustment of due dates for rental payments. For new reservations we will still require a deposit of 15% but arrange flexible pay options for balances. As always any payment made within 30 days of check-in will need to be “cash form” so bear that in mind as we make these adjustments that the final due date for personal checks will be due by 30 days prior to check-in.
As mentioned above, it is our sincere belief that the New Jersey Shore will be more popular than ever as confidence and cost of traveling to other destinations will unfortunately suffer. Most of our rental properties are vacant in the offseason, all are thoroughly cleaned with Summer guests needing to bring their own linens, towels and provisions themselves anyway – all the makings for an affordable and safe vacation that we know we will ALL need after this is all over.
